Modern countryside homes

Considered homes,
quietly listed.

Field & Form is a small estate agency for the kind of countryside houses we love — restored farmhouses, careful barn conversions, walled gardens, wildflower meadows. Low-volume by design.

Our approach

We sell the kind of houses we would want to live in.

01 · Curation

Low volume, high attention

We list a small number of homes at a time. Each one is photographed, written about, and known to us in person before it appears here.

02 · Craft

Restored, not renovated

We favour houses with evidence of the people who made them — lime plaster, drystone walls, slate from the next valley. We don't sell the polished.

03 · Place

Location is the lead character

A home is half its setting. Our agents walk the land, know the villages, and write about the feel of a place, not just its postcode.

04 · Time

Patient viewings, patient sales

We'd rather show a home three times to the right buyer than once to the wrong one. We answer the phone.

Tell us the kind of house you have in mind.

We don't list everything — but we know what's coming. If you'd like to be quietly introduced to a home before it goes public, we'd be glad to hear from you.
